POSITION DESCRIPTION

HOURS:                                                                    40+ hours/week; occasional on call duties


POSITION STARTING WAGE:                             $25.00 per hour/based on experience & knowledge

 

REPORTS TO:                                                         Executive Director


General

 

The maintenance supervisor-custodian will be responsible for the overall maintenance and cleaning of Sun Valley Manor: a 61 unit apartment complex.  Knowledge and experience shall include: plumbing, electrical, carpentry, grounds care and cleaning. 

Employee shall possess a valid State of Wisconsin driver’s license.

Employee shall be able to lift 75lbs and carry 20-50 lbs.

Employee shall possess a working phone.


Residency Requirements:


The Authority’s personnel policy states the employee shall live within a 25 mile radius of Clintonville Housing Authority.



Maintenance and Care:  


  • Maintain lawns and plantings, including mowing, trimming, watering, fertilizing and Removal of debris.
  • Maintain and operate mowers and snow removal equipment and assorted mechanical maintenance equipment.
  • Remove snow and ice from walks and parking areas.
  • Conduct routine move-in and move-out inspections of rental units; routinely inspect building exterior and interior and make all necessary repairs or notify Executive Director for goal-setting of needed improvements.
  • Maintain operation of all mechanical equipment, including gas boilers, water heaters, air conditioners, washers, dryers, and sump pumps.
  • Repair plumbing, heating, and electrical defects.  Replace light bulbs.
  • Maintain building and apt doors.
  • Maintain flat roofs on building and carports.
  • Remove trash from buildings.
  • Order equipment and supplies through the Executive Directorcheck-in supplies and equipment.
  • Check fire alarm system, extinguishers and smoke detectors.
  • Adjust and install thermostats. 
  • Maintain intercom system and door hardware
  • Wash walls, paint, and perform carpentry duties.
  • Maintain kitchen equipment.
  • Prepare rental units during periodic turnover.
  • Conduct annual unit inspections.
  • Vacuum and shampoo carpeting.
  • Maintain insect and rodent control.
  • Complete all repair work orders satisfactorily, within regulatory timeframe.
  • Periodically check and maintain building crawl space.
  • Maintain building security systems.
  • Maintain records of repair work orders, ordinary maintenance, preventative maintenance, equipment and supplies.
  • Maintain shop, garage and maintenance areas: cleaned, organized and inventoried
  • Maintain daily time sheet of actual hours worked, with brief explanation for any extra or overtime hours.


Custodian Duties:


Public Restrooms

  • Empty wastebaskets, mop floors; clean basins, bowls, mirrors, and walls; replenish soap, towels and tissue.

Light fixtures

  • clean both interior and exterior

Kitchen (off Community room)

  • Clean & disinfect sink, refrigerator, range, cabinets, and floors.

Community Room

  • Vacuum, clean floors dust; clean windows; assist residents for various community gatherings, set up tables and chairs as directed by the Executive Director.

Lobbies, vestibule and corridors

  • Vacuum, dust, clean windows, disinfect handrails, door knobs and commonly touched surfaces.

Elevator:

  • Vacuum floor and clean walls.

Laundry

  • Sweep and mop floors; clean equipment

Other Duties: 

  • Wash/dry cleaning rags.  Conduct any other duties as requested and/or assigned by Management.




Work Schedule:

 

Monday through Friday, with occasional additional hours when needed.

7:00am-3:30pm.  8 hours per day, start time negotiable.



Related Information:

 

Friendly, courteous relations are encouraged with residents, keeping conversations politely brief.

Report repairs or observed damages to the Executive Director.

Direct resident inquiries and work repair requests to the office for proper recordkeeping.

Do not attempt to explain office policy/actions, nor HUD regulations to residents/visitors.  Refer the individual to the Executive Director.

Be alert to and report immediately to the Executive Director, suspicious activity in or around the facility, including lease violations and any suspected unauthorized occupants.

Work with Vendors and contractors.

Participate in trainings and conferences,

Responsible for any other related duties, as directed by the Executive Director.



Employee shall be responsible for all keys and equipment issued to him/her.  If keys are lost, employee must incur expense of installation of a new lock system and required keys.
